Terms of Service

These terms are written in plain language on purpose. Same Day Staging is operated by Chris Coussa, a sole proprietor based in St. George, Washington County, Utah (“we,” “us”). By placing an order you agree to the terms below.
1. What the service is
We provide virtual staging: you send us photographs of a listing, and we return digitally furnished versions of those photographs. Deliverables are digital image files at MLS-ready resolution. Every staged image is delivered in two versions — a clean version and a version labeled “Virtually Staged” for MLS disclosure. We do not provide physical staging, photography, appraisal, brokerage, or legal services.
2. Turnaround
Photos received by 12:00pm Mountain time are targeted for delivery by end of business the same day; photos received after noon are targeted for 9:00am the next business day. These are service targets we take seriously, not contractual deadlines — if we miss one, our quality guarantee below is your remedy.
3. Quality guarantee — don’t pay if you don’t use them
If the staged images we deliver don’t meet your standard and you choose not to use them — in your listing, marketing, or anywhere else — tell us within 7 days of delivery and we will refund your payment in full. That’s the whole guarantee, and it’s the only one we make. If you use the images, they were good enough to pay for.
4. No outcome guarantees
We cite industry research (such as NAR’s Profile of Home Staging) because it’s real, but we make no promise that staging will sell your listing faster, at a higher price, or at all. Market outcomes depend on your market. Nothing on this site is a guarantee of income or results.
5. Revisions
Every order includes two free revision rounds — different furniture style, a restaged room, adjustments within the original scope. Changes beyond two rounds, or new rooms/photos not in the original order, are quoted separately before we do the work.
6. Ownership and license
- You own the deliverables once you’ve paid. Upon full payment, all rights we hold in the staged images transfer to you. Use them in your listing, marketing, and portfolio without restriction.
- You confirm you have the right to submit the source photos you send us (yours, or licensed from your photographer). We stage them; we don’t verify photo licensing for you.
- We may ask to feature before/after examples in our own portfolio. We’ll only do so with your permission, and never before the listing is publicly marketed.
7. How the images are made (AI disclosure)
Our production uses AI-assisted image generation combined with human quality control on every image. A person reviews every deliverable before it reaches you. We add furniture, decor, and lighting only; we never alter architecture, windows, floors, fixtures, or the structure of the home. 8. Your responsibilities
- Disclosing virtually staged images to your MLS, buyers, and clients as your MLS rules and local regulations require. We make it easy (labeled versions are always included), but the disclosure obligation is the listing agent’s.
- Providing accurate contact information and usable source photos.
- Paying for orders you place, subject to the guarantee above.
9. Limits of liability
To the fullest extent Utah law allows, our total liability for any claim arising from an order is capped at the amount you paid for that order. We are not liable for indirect or consequential damages, or for how images are used after delivery.
10. Housekeeping
Current pricing is listed on the site and confirmed at checkout. These terms are governed by the laws of the State of Utah, with venue in Washington County. We may update these terms; the date above always reflects the current version, and material changes will be noted to active customers. Questions? Email us — a person reads it.
